Do you specialize in waterfront properties?
Yes. Waterfront and water-access homes are a large part of what we do, mostly along the Chesapeake Bay, Severn, South, and Magothy Rivers, and the surrounding creeks.
Those sales come with details that inland sales do not: pier and slip condition, water depth, critical area restrictions, shoreline maintenance, and flood insurance. We help sellers present those features accurately and help buyers understand what they are taking on before they commit.
How do you price a waterfront home?
Carefully, because the comparable sales are rarely straightforward. Two homes on the same stretch of river can be worth very different amounts depending on water depth, pier condition, protection from weather, and view.
We look at recent waterfront sales specifically, adjust for those differences, and talk through what the pricing decision means for how long the home sits and what kind of offers it attracts.

Preparing and listing your home
Should I make repairs before selling, or sell as-is?
It depends on the home and the market at that moment. Some repairs return more than they cost and some do not.
We walk the property with you first and give you a specific list of what is worth doing, what we would skip, and what selling as-is would realistically mean for your price and your buyer pool. Then you decide.
Do you help with staging and preparing the home?
Yes. We start with a pre-listing walkthrough and build a preparation plan from there. We coordinate the cleaners, handymen, painters, and stagers.
We can manage that work for sellers who are out of the area. Several of our clients have sold from out of state without coming back for the preparation.
How long does it take to sell a home in Annapolis?
It varies by price point, season, and how the home is prepared and priced. Well-prepared homes priced correctly generally see their strongest buyer activity in the first ten to fourteen days on market, which is why the launch matters so much.
We will give you a realistic timeline for your specific property and price range rather than a general average.
What is the difference between Compass Coming Soon and a regular listing?
Coming Soon lets us market your home to buyers before it officially hits the market. It builds early interest, gives us a read on buyer response, and can help us adjust before the listing clock starts.
It is not right for every property. We will explain the tradeoffs so you can decide what makes sense for your situation.

We will walk you through exactly how compensation works before you sign anything, including what the seller may be offering and what that means for you.
The rules changed in 2024, and there is a lot of confusing information out there. It is a short conversation and worth having early.
Can you help if I am relocating from out of state?
Yes. We work with a lot of families moving in for the Naval Academy, Fort Meade, and jobs in the DC and Baltimore corridors, as well as sellers who have already moved.
We can handle showings, preparation, vendor coordination, and closing details remotely, and we are glad to talk through neighborhoods, commutes, and schools before you visit.
