The neighborhood
Where Severna Park started.
Olde Severna Park sits between the B&A Trail and the Severn River, where Sullivan's Cove reaches in toward the center of town. Homes have Severna Park 21146 addresses and are part of the Severna Park High School feeder area.
Streets like Riggs Avenue, Maple Avenue, Hatton Drive and Lockleven Drive run down toward the cove. Older houses sit next to newer construction, lots and setbacks vary from street to street, and some homes are right on the water. Across the trail, the attached homes in the Village of Severna Park can join the same association.
Before it was Severna Park, the stop on the Baltimore and Annapolis Railroad was called Boone. In 1919, developer Oscar Hatton and Severn School headmaster Rolland Teel organized a group to raise money for a railroad station, and today's improvement association traces its roots to that group. By 1925 the town was Severna Park. The station still stands beside the trail, and the Severna Park Model Railroad Club has met there since it formed in 1963.
Our team has represented both sellers and buyers here, including in the Village of Severna Park.
Schools
An elementary school on Riggs Avenue.
Olde Severna Park is served by Severna Park Elementary, Severna Park Middle and Severna Park High. The elementary school is at 6 Riggs Avenue, inside the neighborhood, and the high school is less than a mile away. Some addresses fall inside AACPS walk zones, so check bus eligibility for the specific house.

Community association
A voluntary association that runs the waterfront.
The Olde Severna Park Improvement Association is a membership group, not a mandatory HOA. Owners and tenants inside its boundary can apply, and membership starts once annual dues are paid. Members and their guests use the beach, piers and other association property; neighbors who don't join can't use them as guests.
| Association | Covers | Membership | What to ask for |
|---|---|---|---|
| Olde Severna Park Improvement Association (OSPIA) | Olde Severna Park and the Village of Severna Park, within the boundary set in the association's bylaws | Voluntary, by paying annual dues | Confirmation the address is inside the boundary, current dues, beach parking rules and how boat space is assigned |
Water access
Hatton Memorial Beach on Sullivan's Cove.
At the foot of Maple Avenue, the association's beach has soft sand, two piers with slips and piling tie-ups, moorings in the cove, a boat ramp, kayak racks, a playground and a pavilion members built in 2000. The beach is named for Mr. and Mrs. Oscar Hatton.
Access comes with membership, not with the deed. Members display a current sticker to park at the beach, boat space carries its own fee, and a mooring needs a location permit from the harbormaster.
If the beach matters to you, ask before you make an offer: what dues are this year, whether slip or mooring space is open and how it's assigned. The association says it's also working on a clubhouse for year-round use.
Around the neighborhood
Kayaks, picnics and the trail.
The beach is set up for a summer afternoon: numbered kayak racks, a covered pavilion with picnic tables and a ramp for trailered boats. At the top of the neighborhood, the B&A Trail runs past the old railroad station toward shops, the library and the rest of Severna Park.

Homes and prices
What to look at beyond the floor plan.
Olde Severna Park covers a wide range: attached homes in the Village of Severna Park, older single-family houses, newer construction and waterfront property. With a mix like that, an average price says little about any one house, so we compare recent sales on similar streets and lots.
The association's own site notes that many homes here sell without going on the market. If this is your neighborhood, it helps to have your search set up early.

Our work in Olde Severna Park
We've sold here, and bought here.
We represented the sellers and the buyers of 755 Trenton Avenue, and helped buyers purchase 735 Trenton Court, 206 Avondale Circle and 112 Hatton Drive. Working both sides of the market in the same neighborhood shows us what buyers notice on a tour and what sellers can prepare ahead of time.

Questions buyers ask
Before you choose a home here.
Does buying a home include beach access?
Not automatically. The beach and piers belong to the Olde Severna Park Improvement Association, and you use them as a member. Confirm the home is inside the association's boundary, then ask about current dues.
Is there an HOA?
Not a mandatory one. OSPIA is a voluntary improvement association that owners and tenants inside its boundary can join by paying annual dues.
Can I keep a boat at the community beach?
Members can apply for slip, piling or mooring space for a separate fee, and a mooring in Sullivan's Cove needs a location permit from the harbormaster. Ask the association what's available before you count on a spot.
Which schools serve Olde Severna Park?
Severna Park Elementary, Severna Park Middle and Severna Park High. The elementary school is on Riggs Avenue, inside the neighborhood. Verify a specific address in the AACPS locator for the year of your move.
What if the right home isn't listed yet?
That's common here. Tell us your budget, timing and must-haves. We can set up a focused search and talk through Compass Coming Soon or Private Exclusive homes when they fit.
