The neighborhood
Where the creek opens to the river.
Lower Magothy Beach sits at the mouth of Cattail Creek on the north side of Severna Park, where the creek widens into the Magothy River. Homes have Severna Park 21146 addresses and are part of the Severna Park High School feeder area.
The neighborhood is reached from Magothy Beach Road and Lower Magothy Beach Road, with North Drive and South Drive running along the water. Lots are larger than in much of Severna Park, often a half acre to an acre, and many of the waterfront homes have their own docks and lifts. Bright MLS lists the subdivision as Magothy Beach.
This is a quiet corner. There is no through traffic, and the streets end at the water. Boaters value the deep, navigable water: from a dock on Cattail Creek it is a short run out to the Magothy and on to the Chesapeake Bay.
Our team has represented both buyers and sellers here, on the same home.
Schools
Folger McKinsey, then Severna Park.
For the 2026–27 school year, Lower Magothy Beach is served by Folger McKinsey Elementary, Severna Park Middle and Severna Park High. The elementary school and the high school are each under three miles away.

Community association
No HOA, so check each address.
The homes we have sold in Lower Magothy Beach carried no homeowners association and no mandatory dues, and we have not found an active civic association website for the neighborhood. That keeps ownership simple, but it also means there are no shared amenities to count on.
Water access here comes with the lot, not with a membership. Before you make an offer, confirm the property's riparian rights, any pier or lift permits, and whether any covenants or a community agreement apply to that specific address.
| What to confirm | Where to look | Why it matters |
|---|---|---|
| HOA or covenants | Title work and the seller's disclosures | Our sales here showed none, but recorded covenants can vary lot by lot |
| Pier, lift and shoreline permits | Anne Arundel County and Maryland Department of the Environment records | Docks and bulkheads need permits, and unpermitted work can hold up a sale |
| Critical Area and flood zone | County Critical Area maps and FEMA flood maps | Waterfront lots fall under rules that limit new construction and affect insurance |
Water access
Deep water at the end of the dock.
Cattail Creek is protected water, so boats stay calm at the dock, and the open Magothy is minutes away. Many lots have piers with slips and electric lifts, and several keep kayaks and paddleboards on racks by the water.
At 311 South Drive, which our team sold in 2026, the dock had been rebuilt in 2017 with three slips, a lift and a launch area for paddlecraft. That is the kind of setup buyers come here for.
Depth varies along the shoreline. If you plan to keep a larger boat, we check the water depth at low tide and the pier permits before you commit.
Around the neighborhood
Docks, lifts and a wooded shoreline.
Mature trees come right down to the water on much of the creek. Across from the neighborhood, boathouses and a working marina line the far shore, and the view from the water is of decks, lifts and the occasional sailboat. Kinder Farm Park is about four miles away, and the B&A Trail runs through the center of Severna Park about three miles south.

Homes and prices
What to look at beyond the floor plan.
Prices in Lower Magothy Beach follow the water. A home on Cattail Creek with its own deep-water dock sells very differently from one across the street with a water view, even when the houses are similar. We compare recent sales with the same kind of frontage before we talk about price.
Homes here sell infrequently, so a good comparison may be a year or two old. We adjust for that, and for the dock, the lift and the shoreline, rather than relying on a neighborhood average.

Our work in Lower Magothy Beach
We helped them buy it, then helped them sell it.
We represented the buyers when they purchased 311 South Drive, and when it was time to move on, Jen listed it for them. The home sold in April 2026 for $1,550,000, about 5% over its list price, with an offer deadline set after the first weekend of showings. Seeing the same waterfront home from both sides shows us what buyers ask about on a tour and what sellers can prepare before the home goes on the market.

Questions buyers ask
Before you choose a home here.
Is there an HOA in Lower Magothy Beach?
The homes we have sold here had no HOA and no mandatory dues. Covenants can still vary by lot, so we confirm it in the title work for each address.
Is there a community beach or boat ramp?
We have not found a community beach, pier or ramp for the neighborhood. Water access here comes from private docks on individual lots, so a waterfront home is the way to keep a boat.
Can a larger boat get in and out?
Cattail Creek has deep, navigable water near its mouth, and the Magothy is a short run away. Depth varies along the shoreline, so we check it at low tide for the specific dock.
Which schools serve Lower Magothy Beach?
For the 2026–27 school year, Folger McKinsey Elementary, Severna Park Middle and Severna Park High. Verify a specific address in the AACPS locator for the year of your move.
What if the right home isn't listed yet?
Homes here come up rarely. Tell us your budget, timing and what you need at the dock, and we can set up a focused search and talk through Compass Coming Soon or Private Exclusive homes when they fit.
