An unusually active July

Summer usually brings a quieter stretch in real estate. This July looked very different for The Jen Holden Group, with 11 closed transactions and more than $10.6 million in sales volume.

Our team entered summer with a strong inventory of listings. March’s unseasonably cold weather also pushed the spring market later than we normally see, carrying more activity into the middle of summer.

A summer month that kept moving

Why July was busier than usual

July often brings a natural pause. Families travel, schedules shift and many people put major decisions on hold until the end of summer. Our team usually feels that change in pace.

This year, we carried a fuller listing pipeline into July. The spring market had also started later after a colder-than-usual March, so several sellers and buyers who might normally have moved earlier in the season were still active. That timing led to a month that was well above what we typically see during the peak of summer.

The closings covered a wide range of homes and price points, from $436,000 in Waldorf to $1.733 million in Annapolis. Six transactions involved clients selling a home, while five were purchases for buyer clients.

One month, several different markets

Our July closings stretched from Annapolis and Arnold to Millersville, Severna Park and Waldorf. Each area had its own competition, price expectations and pace.

That range is a useful reminder that broad market headlines only tell part of the story. The conditions around one neighborhood, home style or price bracket can look very different from another a few miles away.
